Ballpark
Phase 1
- Architect: HOK
- New Minor League Class AA Baseball Stadium (The
Wizards are a Class A team, which leaves them room for a move up in
the league.)
- The City of Fort Wayne will own the ballpark, while
Hardball Capital will
be responsible for the day-to-day operations and management.
- The ball field will sit 14.25' below the concourse level.
- First contract: concrete work on the concourse and ballpark.
Estimated cost at $4.7 million while the winning bid was for $4
million by Hagerman Construction.

The Harrison - Condominiums
and Retail
Phase 1
- Location: along Jefferson Boulevard, starting at the
Southeast corner and extending East.
- 62 Residential condominium units with 1, 2 or 3
bedroom plans available
- 24,000 square feet of street level retail (ground
level)
- Retail space will lease for
$32 $30 per square foot
according to the
CBRE website. (The price per square foot was lowered in
February)
- Fitness Center will feature windows looking out onto the ball
field. The ball field and fitness center will be 14.25 feet
below the concourse level.

- Estimated Cost: $20.3 million of private investment. The
original estimate was $14.5 million, however, Barry Real Estate
decided to upgrade some options and go for the higher end of luxury
living.
- As of the end of January 23, 2008, 55 of the 62 units have had
deposits turned in, leaving 7 units.

put his $1,000 deposit down on January 23rd.

- A walkway
will connect the hotel to the
Grand Wayne Center via the
Embassy Theatre.
- White Lodging Services will have an option to
acquire additional land for expansion (land is set aside in the

- Estimated Cost: $35 million of private investment
and approximately $1 million public investment for the walkway.
At least another $1 million will be dedicated to infrastructure and

Meyer Park
Phase 1
- Size: 2 Acres
- Location: Between the Condominium/Retail Building and
the Hotel along Jefferson Boulevard.
- Features: benches, an amphitheatre and a water park
similar to the immensely popular one at at
Headwaters Park. This water park had been
originally destined for
Lawton Park.
- The park will be closed during Wizards games to provide
an additional amenity to the ballpark. It will be open
the remaining days of the year.
- Estimated Cost: $500,000 to $550,000 with most of the
money coming from a private donor. (The News-Sentinel reports the split at 60% -
Private Investment: $300,000 to 330,000 and Public
Investment: $200,000 to $220,000).
- Donor of the $300,000: Former Fort Wayne Mayor Robert E.
Meyers who died in March, 2007. Al Moll, Parks
Director, has stated that the park may be named after
Meyers.
- Construction is expected to begin in the middle of 2008
with completion by opening day 2009

Parking garage
Phase 1
- 900 space parking garage
- Facility will be mainly for Lincoln Financial Group
employees during the day as well as hotel guests and Wizards needs
- Location: Along Douglas Avenue at the Harrison
Street intersection
- Facility will be 100% City built, owned and operated
- It might be possible to enter the ballpark for
Wizard's games directly from the parking garage. Details need
to be worked out.
- Parking spaces will be divided accordingly: 300 for
the Hotel, 125 spaces will be provided to Hardball Capital for VIP
and Suiteholder parking. The cost will be $1 per space with an
increase every 5 years. Another 125 at $2 per space can be
requested as well. That leaves approximately 475 spaces.
- On the Harrison Street side, the parking structure will
sit 30 feet back from the street which is the area in orange
on the East side of the structure. This will allow for a
multi-use project to be built that could include more retail
space and condominiums.
- There will be entrance/exits on Douglas Avenue and
Harrison Street. The Douglas Avenue entrance/exits will
feature 4 lanes: 2 dedicated entrances and 2 dedicated exits.
The Harrison Street entrance/exits will feature 3 lanes:
1 dedicated entrance, 1 dedicated exit and 1 that will be
demand oriented.
- Contract awarded to W.A. Sheets for $12.1 million, which was
$400,000 below original estimates, on
December 20, 2007.

Temporary Lincoln Financial Group Parking Lot
Phase 1
- Constructed in the block bordered by Baker,
Brackenridge, Ewing and Webster Streets.
- Temporary in nature to give Lincoln Financial Group
employees parking until the Parking Garage is constructed
- Martin Services completed the demolition and grading
and compacting of the area.
- Paving was completed by Bunn, Inc.

Walkway
- Walkway will connect the new Courtyard by Marriott to the
Grand Wayne Center via a walkway over Harrison Street.
- The walkway will not physically be connected to the
Embassy/Indiana Hotel building as expansion joints will complete
the connection. This could allow the walkway to be removed
at a later date with little impact to the building.
- The Goldstine Foundation will contribute $550,000 to the
project, with the remaining $1.3 million to be contributed by the
City.
- The Indiana Hotel will receive one working elevator, a second
elevator shaft, and two stairwells, a reconfigured storage area on
the third floor. A lift will be built to aid handicapped
access between the floors of the Courtyard and Grand Wayne Center
walkways.

Project costs, including land acquisition and
infrastructure would be between $120 and $125 million. According to
the City of Fort Wayne, $56.1 million will be provided by private
investment while the remaining $64.3 million will come from public
money or 46.6% private and 53.4% private money.
